The Model – Summary

The model comprises new build, affordable private rental schemes designed specifically to meet the needs of the public sector and long term funders.

The Minerva model delivers:
  • 100% genuinely (and permanently) affordable private (i.e. no RPs, not social housing) new build homes to rent.
  • High quality, sustainable homes where people will want to live for the long term.
  • A model which enables all stakeholders to work together on a transparent basis.
  • A vibrant place including, where possible, mixed use regeneration focussed on SME workspace.

Public sector landowners don’t need to lose control of their land even where the freehold is sold, will obtain best value and can contribute to long-term community development of the place.

Minerva schemes meet relevant planning obligations yet still provide public sector landowners with long term value and control.

This model can combine with site sales on other parts of a given site to create a mix of income over time and shorter term capital receipt.

The schemes are fully funded by the private sector in return for secure long-term ‘income strip’ type returns.

Delivery is achieved by a team of professionals through non profit vehicles in a transparent way.
